The Boise housing market is showing steady strength as we head into winter, supported in part by recent interest rate cuts. While rates remain above historic lows, the cuts brought the federal funds rate to its lowest level since 2022, improving affordability and drawing some buyers back into the market. In Ada County, the median home price reached $562,000—up 7% from last year and 2.2% from last month—signaling continued price appreciation even amid the typical seasonal slowdown. 

At the close of November, there were 1,897 homes on the market, down 10.7% from October—a normal seasonal shift. However, despite the monthly dip, it's important to note that inventory was 24.2% higher than this time last year, providing buyers with more options than they’ve had in quite some time. New construction makes up 54% of available homes, and many of these listings have already seen modest price reductions (averaging around $10,000) as builders work to stay competitive. For those seeking more affordable new construction, Kuna continues to offer the lowest median sales prices in Ada County, followed by Meridian. Overall, the market feels calm and bright—prices are steady, inventory is healthier than last year, and both buyers and sellers are settling into a more balanced pace.
