Advertising That Sells Your Home

According to 2011 statistics from the National Association of Realtors 40% of buyers found the home they purchased on the internet, 35% through their real estate agent (which in most cases was found by their agent online), 12% from a friend, relative, builder, or direct relationship with the seller, 11% from a yard sign or open house, and only 2% from printed media.  These statistics give us great insight into where the most effective marketing takes place.

Internet Marketing:  Over 90% of buyers begin their search for a home online.  A good real estate agent should have a well established internet marketing plan that involves more than just slapping your home on the MLS.  Most importantly, they should be able to make your home shine online so as to attract buyers and buyer's agents alike and effectively capture the 75% of home buyers that find their homes through those avenues.

Agent Connections:  Your agent should advertise to other agents.  This is accomplished through sharing the listing on the MLS and also telling other agents about the features of the listing so they can keep it in mind for future buyers.

Personal Connections:  Your personal network of friends and acquaintances can be a great source for getting the word out on your newly listed home.  Have your agent provide a link you can share with your friends and family.  This will connect them to information on your property that they can then save and share with others.

Flyers & Open Houses:  Although the percentage of people who buy from this type of advertising is small, flyers can be important for getting information out to your neighbors or house hunters that happen to pass by.  Open houses usually result in more advertising for your agent than your home, but you never know who might stop by and fall in love.  It's worth incorporating at least one open house into your advertising plan.

Printed Media:  Several people peruse the morning paper or listing magazines simply for enjoyment or curiosity sake, but few of these browsers are serious buyers.  Not only is print media expensive, but it has also become somewhat obsolete in its effectiveness of selling a home.  Excluding this type of advertisement from your marketing plan should not be detrimental to your sale.
